300 South Riverside Plaza High-Rise Office Tower

This high-rise Office Tower located in Chicago’s West Loop is part of the Gateway Complex which opened the West Loop to office building construction. With commanding views of both the Chicago River and downtown skyline, the property is considered to be in the most desirable submarket in Chicago. The property is built over part of the south train platforms of Union Station, a transportation hub in Chicago. Jones Lang LaSalle is the Owner’s Representative.  CCJM roles on these projects were MEP/FP, Structural and Architectural design.

Work performed by CCJM:

Ventilation Investigation: CCJM recently provided professional engineering services to investigate the ventilation of the plenum above the train tracks below the building. The plenum was ventilated with exhaust fans that draw air through the building shaft and up the roof. However, because so many trains idle at the station during rush hour, soot was developing in the plenum which is a costly maintenance issue. CCJM recommended a filter system to collect the soot before it enters the exhaust plenum, resulting in cleaner indoor air quality and reduced energy costs over the long term.

Fitness and Conference Center Build Out: CCJM provided Architectural, Mechanical, Electrical, Plumbing and Structural Engineering Services for the build out of two spaces on the top floor of 300 South Riverside for a conference/business center and fitness center. Our Architect worked closely with the Owner to provide an efficient space with an impressive first impression when users enter the main entrance. CCJM designed a new mechanical system to meet the increased cooling/ventilation load due to increased occupancy. The plumbing design included new showers, water heater and sauna. CCJM designed voice/data to be connected to the existing IT closet. Electrical power was added to the new fitness equipment and audio to sound systems. The permitting process was expedited because of our ability to self-certify.

Bike Parking & Storage: CCJM believes that commuting by bike to work is a great way to cut down on auto emissions and reduce your carbon footprint. CCJM provided Structural support to Parkreation, Inc. for the new bike shelter to the wall and plaza.
