UC Harper Court Facility Services Bldg no refThis is a new, 12-story, mixed-use building, part of the new Harper Court development at the University of Chicago. CCJM’s scope for this new building first included permit review services for the core and shell design, as part of the City of Chicago’s Developer Services Building Permit program.

Our services for this phase include MEP/FP and LEED engineering design services for the interior build-out which consists of nine floors, approximately 150,000 square feet of space, to be utilized for the University of Chicago’s Facility Services Department.

While the majority of space will be utilized for offices, there are also training rooms, conference rooms, pantry, IT rooms and support areas. The HVAC system utilizes base building roof top units, cooling towers and boilers. Each floor has a medium pressure air loop system for the project to tap off on each floor air distribution. A fan powered box with hot water reheat coil is provided to the perimeter of each floor and variable air volume box for interior spaces.

The mechanical systems are designed to perform at least 35% better than the current version of ASHRAE 90.1, and this helped the project achieve a LEED Platinum rating. Electrical scope includes normal and emergency power distribution, voice/ data raceway system, lighting control, fire alarm and raceway for security and access control system.

The base building is equipped with service entrance type 3000A, 208/120V rated main switchgear to provide adequate power for tenant build out project. The vertical bus duct and 400A rated distribution panel is located in electrical room on each floor for power distribution.
