CHA – Fannie Emanuel Senior Housing Redevelopment

fannie emanuelThe Fannie Emanuel Apartments (formerly known as Parkview Apartments) is a 20-story residential structure on Chicago’s West side. This building was originally constructed in 1963 and requires a complete gut rehab to transform the property into a first-class senior housing property.

CCJM is providing Mechanical, Electrical, Plumbing and Fire Protection services for this approximately 132,000 sq. ft. senior building. The renovation includes new fully functional apartments that are ADA accessible. CCJM will design new, upgraded heating systems, domestic and sanitary systems, plumbing supply and return piping, and voice/data hookup in each unit. All mechanical systems will be designed to perform at least 35% better than the current version of ASHRAE 90.1! The new cooling system consists of a variable refrigerant system (VRF) with heat recovery. The high efficiency heat recovery option provides heating to one space while cooling another; the heat that is being rejected from one space is used to heat the other space.

The design includes a new emergency generator rated at 350kW, 208V/120V, 3 phase, 4 wires, that will power the emergency lighting system, fire alarm system, elevators and cooling center HVAC unit. The fire alarm system is of the addressable type, high rise system, including activation devices such as smoke detectors, flow switches, duct detectors, etc., and audio visual alarming devices. The design also includes a new automatic sprinkler service protecting common spaces, mechanical space, trash and trash chute spaces and units with fire pump/jockey pump.
