The report identified over $5M in overall building improvements, including $1.1M in general building MEP, fire protection, security system and auxiliary system upgrades.

CCJM is assisting Holabird & Root Architects in providing full Architectural and Engineering services for mid-life improvements at PACE Heritage Division Bus Garage. The Garage is a vehicular storage/maintenance facility, with two other parking lot parcels supporting the building. PACE regards the building as an important asset, and expects it to be in service for many years. A mid-life improvements assessment was required to further that goal.

The project is being delivered in two phases – Pre-Design and Design and Construction. We have completed the Pre-Design (Existing Building Assessment) and are commencing the Design and Construction Phase.

CCJM provided MEP engineering services for a comprehensive assessment of the bus garage structure, approximately 57,800 sq. ft. Constructed in 1926, the building is comprised of an original masonry bearing wall building with barrel roof, wood rafters, and steel bow-string roof trusses. An addition was constructed in 1985 with a structural steel frame, precast concrete wall panels, and low slope roof. The report identified property deficiencies and provides analysis, recommendations, and associated cost estimates of improvements to major property components.
